Planning

Usually a planning application, because of the height.

A golf simulator room needs around 3 m of height for the swing. That is above the 2.5 m limit for a flat-roofed building in the garden, so it normally needs planning permission, wherever you live.

We check your address first, then our architectural partner draws it, and we submit the application and deal with the council. The council’s fee for a householder application for a building in the garden is £272 (national fee from 1 April 2026), passed on at cost. The council should decide within 8 weeks.

How planning works, step by step

BuildingBuilding regulations approval
Under 15 m², nobody sleeps in itNormally not needed
15–30 m², nobody sleeps in itNot needed if it stands at least 1 m from every boundary, or is built substantially of non-combustible materials
Over 30 m², or anyone sleeps in it (any size)Needed
For a detached, single-storey garden building. Where approval is needed, we prepare and manage the application.

Questions

Straight answers.

How much does a golf simulator room cost?

From £55,500 incl. VAT at 16 m², with the simulator, impact screen and projector included.

Does a golf simulator room need planning permission?

Usually, yes. It needs around 3 m of height for the swing, which is above the 2.5 m limit for a flat-roofed building in the garden. We arrange the drawings and the application with our architectural partner.

What if planning permission is refused?

Then nothing is built and nothing more is owed beyond the planning package. We go through the council’s reasons with the architect and tell you plainly whether a changed design is worth sending back in. Nobody can promise approval, and we won’t.

How long does it take?

Typically 6–10 weeks on site, depending on size and finish; the largest annexes take a little longer. The 3D designer shows the estimate for your size.

If planning permission is needed, allow 8–12 weeks before the build for drawings and the council’s decision. Your finish date is written into the contract before you pay a deposit.
